‘Birkwood’ is in a peaceful and tranquil setting overlooking the Nairn Valley. Newly renovated and with modern but homely feel. Each bedroom has its own en-suite bathroom. 2 have roll-top baths with showers over and the other a large walk-in shower.
Each room is decorated differently with its own ‘character’. The ‘Garden Room is a large King size room overlooking the owner’s garden – En-suite with bath and shower The ‘Blue Room’ is another good sized King room with 2 windows overlooking the Nairn Valley – En-Suite with bath and shower.
The ‘Loft Room’ is a very large King size, contemporary room with double aspect windows overlooking both the driveway/front gardens and the Nairn Valley.
The property is an adults only, fully NON-SMOKING property (including the grounds). The peaceful setting does mean you will need a car or taxi to get to restaurants and other places of interest but many are within 10 – 20 mins of the property.

True Highland Hospitality
Roy and Louise were married in 2017 and visited the Highlands for their honeymoon. They instantly fell in love with its beauty and a dream was born, that one day they would be able to call the Highlands ‘home’.
Roy, an Engineer and Louise, an Admin Manager, decided to try and make the dream a reality and many trips later, and after viewing a number of properties in various locales between Inverness and Skye, they came across ‘the one’, Birkwood. They were instantly smitten by its warmth and homeliness.
The move itself was eventually made in December 2018 and Louise and Roy had their first taste of Highland winters!
The house was ‘tired’ and so Louise and Roy carried out an extensive renovation programme, bringing it back into the 21st century but without taking away any of its character and charm.
Roy has continued to work, from home, and Louise has set up the B & B focusing on offering guests a boutique feel to their stay.
A warm Highland welcome awaits you in the house, which is traditional and homely but with a modern feel and Louise and Roy hope you will enjoy staying at Birkwood, as much as they enjoy living there.
The Garden Room
A large king size room, decorated in a ‘country style’. The room benefits from an en-suite bathroom with roll-top bath and shower over. Underfloor heating and heated towel rail. The room has a fridge, TV, tea and coffee making facilities, hairdryer and a view of the garden.
The 'Blue Room'
A King-size room with a beautiful view over the garden, surrounding fields and Nairn Valley. This room has a romantic feel and has a beautiful en-suite bathroom with roll-top bath and shower over. The room has a fridge, TV, Tea and coffee making facilities and hairdryer.
The 'Loft Room'
The ‘Loft Room’ is a spacious king-size room with beautiful en-suite shower room. Designed in a contemporary but homely style with dual aspect views over gardens to the front and the Nairn Valley to the rear.

“Birkwood is in a wonderful location just outside of Inverness. Well sign posted & easy to find off the A96 near the Culloden battle site. The room was large, newly & beautifully furnished, as is the whole interior of the building. Roy & Louise could not have been more welcoming, I had a good night’s rest. Breakfast is a choice of cereal / continental / whatever you want really, but I heartily recommend the cooked breakfast. The dining room, where I met & chatted to a lovely Argentinian couple, overlooks rolling countryside of Inverness-shire. I look forward to staying again on my next visit to The Highlands.“
“Louise and her husband are sharing their house with a very special love and passion. It has been an absolute pleasure to stay with them in their magical place with their generosity and kindness . We wanted to stay outside the cities and Birkwood was the perfect place ! Very close to Inverness , about 15 minutes by car, 1’ to the Culloden Battlefield ( outlander Film ) and in the middle of the countryside , with the sound of silence, and the cows shepherding away, and the birds…and the trees!! The entrance seems to be a fairytale That house , the rooms , bathroom , everything perfect and beautiful and of course a superb breakfast !! We have been very comfortable and as though we were special guests in the house . Thank you!!!!”
